Vern Padgett and Roger Huddlestone launched Black Oak Ventures with a mission to provide creative &  responsive privately funded directly placed debt bridge finance solutions to real estate investors.  Black Oak Ventures supports investment in all real property types; residential, commercial, industrial, retail, special purpose, land, construction, etc.  When projects reflect institutionally challenging conditions in current cash flow dynamics, deferred maintenance, structural deficiencies, environmental impairment, sponsorship credit setbacks, or a need to close more quickly than feasible in the institutional debt markets, Black Oak Ventures is your value added debt finance solution. Our primary service area consists of the greater San Francisco Bay Area. We will lend to local investors throughout  California, Oregon and Washington.

VERN PADGETT
Principal

Vern is a former commercial banking executive with deep experience in lending, business development, general management, and C-suite leadership within the Northern California independent banking space.  Vern applies his legacy of relationship development, management, finance, and real estate industry expertise in handling all operational, due diligence, underwriting, loan structuring, investor interface and executive management requirements at Black Oak Ventures.  

Vern gives back to the community through charitable activities and he serves on several boards and committees dedicated to fulfillment of youth health, education, and mentorship needs within the San Francisco Bay Area.

Vern is a graduate of The University of Virginia Darden Business School Executive Program, Pacific Coast Banking School at University of Washington and a graduate of University of California Davis with a degree in Economics.

ROGER HUDDLESTONE
Principal

Roger has been a California Licensed Real Estate Broker since 1980. Since that time Roger has worked in most categories of Real Estate including Residential and Commercial Brokerage, Corporate Real Estate Management, Development, Syndication, Asset and Property Management, Loan Brokerage, Foreclosures, Receiverships and Flipping.  This accumulation of experience gives Roger a strong working knowledge base in multiple aspects of the Real Estate business.

Roger has been active in Community Service, involved in City Commissions and Volunteer Organizations in the communities he has lived and worked, typically being asked to serve in leadership roles.

Roger is an alumnus of University of California Berkeley and St. Mary's College having studied Business Management.  Roger lives in Lafayette and has two grown children.
